MAF HEALTHCARE TALKS...
Demand and supply issues for the healthcare sector...
The demographics in the UK are astounding when you look at the void in demand versus supply of care beds in the coming years against a backdrop of a slow-down in the build of new facilities.
Many operators have the ambition to expand their group with the addition of new homes, however the rising cost of development and lack of availability of funding can be prohibitive.
Banks remain supportive of well-planned projects and there is a huge amount of interest in the market from other investors who are keen to work with good quality operators, on both an equity and loan basis.
We also have a number of parties keen to work with providers on a leasehold basis where they will look to build out new homes and join forces with operators who have the ability to run further beds, but may not have the level of cash contribution to gain bank support for their projects.
Having overseen a large number of projects over the last 15 years, we have the contact network and access to key people within financial institutions to provide sound advice on development and the best route to market.
We work closely with land agents and planning specialists to ensure access to good quality sites and the expertise to get projects off the ground.
In terms of the financial and legal elements of a project which are hugely important, we work closely with sector specialist advisers who can help to take something from an idea to reality.
